What is a Rent Repayment Order (RRO)?

An RRO is a Tribunal order that makes a landlord pay back rent when they’ve committed certain housing offences.
In plain English: if your landlord broke key rules (like renting an unlicensed property), you may get up to 12 months of rent back.
Do I qualify?
You might qualify if, during your tenancy, your landlord:
Rented out a property that needed a licence but didn’t have one (e.g., an HMO).
Illegally evicted or harassed you.
Ignored a council improvement or prohibition notice.
Used violence to enter the property.

Is my home supposed to be licensed in Birmingham?
In Birmingham, all rental properties (with some exceptions) must be licensed:
HMO licence: when there are 3 or more people living at the property forming 2 or more households (a household is essentially a family or people related to each other like cousins)
Selective licence: any rental property that isn't an HMO (so a single family, or 2 unrelated tenants)

You can claim up to 12 months of the rent that you paid. And these claims have a 90% success rate.
You don't need to pay anything upfront. If your claim succeeds, we will charge you 10% of what you claim back.
Will my landlord find out?
The landlord won't know that you are looking into this, until the claim is ready to be submitted.
However, once we have submitted the claim to the tribunal, we must notify the landlord. They are a party to the claim.
